statestate_fipsyearmedian_real_estate_taxes_paid_usdmedian_home_value_usdavg_effective_tax_rate_percentsourcesource_url- 2020 is absent. The Census Bureau released no standard 1-year estimates for that year, because pandemic disruption to data collection left the sample below its publication standard. The gap is the source's, and nothing has been interpolated across it.
- These are 1-year estimates, not the 5-year estimates used by the current-year state table. 1-year estimates describe a single calendar year and can be compared across years; 5-year estimates pool five years of sample and overlap heavily between consecutive releases, so differencing them measures the overlap as much as the change. This series exists to be differenced, which is why it takes the noisier of the two.
- The two property tax datasets disagree for any given state, and should: they measure different things over different windows. Use the current-year table to compare states at a point in time, and this series for movement over time.
- 1-year estimates carry wider margins of error than 5-year estimates. The margins are not reproduced here; consult the Census tables for them.

keydescriptionvalueunitas_ofsourcesource_url- Homeowners insurance premiums are not modelled per state. Premiums vary by carrier, construction, claims history and proximity to peril in ways a statewide average cannot represent responsibly, so the calculators take an annual premium as an input instead.
- Maintenance and closing cost figures are ranges, not point estimates. Publishing a single number would imply a precision the underlying sources do not support.

What is not in here
Homeowners insurance premiums are not published per state. They vary by carrier, construction type, claims history and distance to peril in ways a statewide average would misrepresent, so the calculators take a premium as an input instead of inventing one. County-level property tax rates are also absent: the rates here are statewide averages, and counties within a state routinely differ by a factor of two. The methodology page sets out every limit in full.
