1. Acceptance of these terms
These terms govern your use of usmortgagecalc.com (the “Site”), which is published by DevScriptify. By using the Site you agree to them. If you do not agree, stop using the Site; that is the entire remedy on both sides, because there is no account to close and nothing of yours held on our servers.
Nothing here removes rights you have under consumer protection law in your jurisdiction that cannot be waived by agreement.
2. What the Site is
The Site provides free calculators that estimate mortgage payments and property tax across the fifty U.S. states, together with written guides explaining the calculations. It is an information service and nothing more.
It is specifically not any of the following, and never acts as one:
- A lender, mortgage broker, correspondent or loan originator. We do not take applications, issue pre-approvals, or forward your details to anyone who does.
- A lead generation service. Nothing you enter into a calculator is transmitted to us or to a third party, and there is no form on this Site that sells your details onward.
- A licensed provider of financial, tax, legal, insurance or real estate advice.
- A source of official tax assessments. Only the county or municipality that levies the tax can tell you what a specific parcel owes.
3. What the estimates are, and what they are not
Every figure the Site produces is an estimate generated from the values you type in and from published statewide averages. The calculations run entirely in your browser. They are not a quote, an offer, a Loan Estimate, a pre-qualification, or a commitment to lend on any terms.
The principal-and-interest portion uses the standard amortization formula and will match a lender’s arithmetic given identical inputs. Everything layered on top of it — property tax, homeowners insurance, mortgage insurance, HOA dues — depends on assumptions that will differ from your actual situation. Your real cost will differ from an estimate here because of:
- County, municipal, school district and special district tax rates, which vary within a single state by more than the gap between many states.
- Assessment practice, including caps, ratios, exemptions and reassessment on sale, all of which differ by state and are described on each state page.
- Lender pricing: your credit profile, points, lock period, loan-level adjustments and the specific programme you qualify for.
- Insurance pricing, which in coastal, wildfire and hail-exposed markets can exceed the property tax line entirely.
- Changes in tax law, programme rules and rates after the date shown above.
Treat any output as a planning figure for comparing options. Before you make an offer or sign anything, confirm the tax with the county, the premium with an insurer, and the rate and fees with a licensed lender on a Loan Estimate.
4. Data sources and currency
State property tax rates and median home values are compiled from publicly available data. Median real estate taxes paid (B25103) and median home value (B25077) for owner-occupied units, U.S. Census Bureau American Community Survey 2019-2023 5-year estimates. The effective rate is the first divided by the second. The date is published alongside the table and on every state page so you can judge for yourself whether a figure is current enough for your purpose.
Descriptions of state assessment rules, exemptions, filing deadlines and appeal procedures are drawn from published state revenue department and county assessor material. These rules change by legislation, sometimes mid-year. We describe mechanisms rather than quoting dollar amounts wherever the two diverge, but no warranty is given that any rule described is current or complete on the date you read it.
If you find something wrong, tell us through the contact page. Corrections are checked against the state or county source and take priority over everything else.
5. No professional advice, and no relationship created
Using this Site creates no advisory, fiduciary, agency or client relationship between you and DevScriptify. Nothing on it is personalized to your circumstances, because we know nothing about your circumstances.
For decisions that need a professional or an official answer, go to a licensed mortgage lender or broker, your county tax assessor, a CPA or enrolled agent, or a HUD-approved housing counseling agency. The contact page lists where to find each of them.
6. Advertising
The Site is supported by advertising served through Google AdSense. Ads are what keep the calculators free and free of a sign-up wall.
We do not control which specific advertisers appear, and an ad appearing on a page is not an endorsement, a recommendation, or a statement that we have vetted the advertiser. If an ad leads you to a lender or service, your dealings are with them alone. How advertising cookies work, and how your consent choice affects personalization, is set out in the privacy policy.
7. Acceptable use
You agree not to:
- Use the Site for any unlawful purpose, or in a way that interferes with its operation or with other people’s use of it.
- Scrape, harvest or bulk-download the Site’s content or data at a rate that imposes an unreasonable load, or use automated means to circumvent access controls.
- Republish the state data tables or written guides as your own, or present output from the calculators as an official assessment or as a lender’s quote.
- Attempt to probe, scan or test the vulnerability of the Site or any related system.
Quoting a short passage with attribution and a link back is fine and welcome. So is using the calculators for your own purchase, or in the ordinary course of advising a client, provided you do not present the output as a quote.
8. Intellectual property
The written guides, the state-by-state explanatory content, the page designs and the calculator implementations are the property of DevScriptify and are protected by copyright. The underlying facts — tax rates, statutory rules, median values — are not owned by anyone and are drawn from public sources.
9. Third-party links
Pages on this Site link to third-party resources, principally state revenue departments, county assessors, the CFPB, HUD and the U.S. Census Bureau. Those sites are outside our control. We link to them because they are authoritative on the point being made, not because we take responsibility for their content, availability or practices.
10. Availability and changes to the Site
The Site is provided on an “as is” and “as available” basis. We do not warrant that it will be uninterrupted or error-free, and we may change, suspend, or remove any calculator, page or dataset at any time without notice.
11. Limitation of liability
To the fullest extent permitted by law, DevScriptify is not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profit, savings, or opportunity, arising out of your use of the Site or your reliance on anything published on it. This includes financial loss from a purchase, refinance, or relocation decision informed by an estimate produced here.
Some jurisdictions do not allow the exclusion of certain warranties or the limitation of certain damages. Where that is the case, the exclusions above apply only to the extent permitted, and nothing in these terms excludes liability for fraud or for anything else that cannot lawfully be excluded.
12. Changes to these terms
These terms may be revised. The date at the top of this page records when they last changed, and continued use of the Site after a revision constitutes acceptance of it. Material changes to how advertising or data collection works will also be reflected in the privacy policy.
13. Governing law and contact
These terms are governed by applicable United States federal and state law. If any provision is held unenforceable, the rest remains in force.
