State property tax, 20102024

Median real estate taxes paid and median home value for all fifty states, every year, with the effective rate derived from the two. 700 rows straight from the Census Bureau’s annual survey.

The rate fell almost everywhere. The bill rose everywhere.

Between 2010 and 2024 the effective property tax rate fell in 47 of the fifty states, and the amount actually paid rose in all 50. Both are true at once because a rate is only half of a multiplication: home values climbed faster than tax bills did, so the same growing bill was a shrinking share of a faster-growing number.

This is the thing a single-year table cannot show, and it is why a falling rate is not a tax cut. The three states where the rate did rise were Louisiana (+0.099 pp), New York (+0.075 pp) and Hawaii (+0.006 pp).

These are medians of the fifty state medians, not national medians. A national figure would need household weights this series does not carry, and calling this one “the US median property tax” would be wrong.

What to know before using it

2020 is missing, and that is the source’s gap

The Census Bureau released no standard 1-year estimates for 2020: pandemic disruption to data collection left the sample below its publication standard. Nothing has been interpolated across the gap. A series that quietly filled it would look tidier and be fiction.

These are 1-year estimates, deliberately the noisier series

A 1-year estimate describes a single calendar year and can be compared against another year. A 5-year estimate pools five years of sample and overlaps heavily with the release before it, so subtracting one from the next measures the overlap as much as the change. This series exists to be differenced, which is why it takes the smaller sample.

It disagrees with our current-year table, and it should

The 50-state property tax table is built from ACS 5-year estimates and will not match 2024 here for any given state. The two measure different things over different windows. Use the current-year table to compare states at a point in time, and this series for movement over time.

Margins of error are not in the file

1-year estimates carry wider margins of error than 5-year estimates, and this series does not reproduce them. For a state-year where the margin matters to your argument, take it from the Census table rather than from here. These are also statewide medians: county and municipal rates within one state vary more than the gap between many neighbouring states.
