What we cannot help with

We want to be straightforward about the limits, because it saves you time. We are a publisher of free calculators and educational articles, not a licensed financial firm.

  • We cannot give personalized mortgage, tax, legal or investment advice, or tell you which loan to take.
  • We are not a lender or mortgage broker. We do not originate loans, take applications, or forward your details to anyone who does.
  • We cannot tell you the exact property tax on a specific address. Only your county assessor can confirm that.
  • We cannot quote you an interest rate. Rates depend on your credit profile, the property and the lender.
  • We cannot access, change or look up any existing mortgage, escrow account or tax bill.

Where to get real advice

For decisions that need a professional or an official answer, these are the right places to go:

  • Your county tax assessor or treasurer for the actual assessed value, tax rate and bill history on a specific property. Records are public and usually searchable by address online.
  • A licensed mortgage lender or broker for rate quotes, pre-approval and a Loan Estimate. Compare at least three.
  • A HUD-approved housing counseling agency for free or low-cost guidance, especially for first-time buyers or anyone facing hardship. Find one through HUD’s counselor directory.
  • A CPA or enrolled agent for questions about deducting mortgage interest or property tax on your return.
  • The CFPB to submit a complaint about a lender or servicer, at consumerfinance.gov/complaint.

Please do not include Social Security numbers, account numbers or other sensitive financial details in your message. We do not need them, and email is not a secure channel.
