Privacy Policy

This policy explains what information is collected when you visit usmortgagecalc.com (the “Site”), why it is collected, who it is shared with, and the choices available to you. The Site is operated by DevScriptify.

The short version: we do not ask you to create an account, we do not collect your name or contact details unless you email us, and the figures you type into the mortgage calculator are processed in your browser and are never transmitted to or stored on our servers. The data that is collected comes from two third-party services we use to run and fund the Site, Google Analytics and Google AdSense, and is described in detail below.

Every calculation on this Site runs entirely in your web browser using JavaScript. Home prices, down payments, interest rates, loan terms, insurance premiums, HOA dues and any other figure you enter are used to compute a result on your device and are then discarded when you close or reload the page. They are not sent to us, not written to a database, and not shared with lenders, brokers, or any other party.

One exception is worth being explicit about: the calculator includes a share feature that encodes your inputs into a URL. If you choose to use it and then send that link to someone, the figures are visible in the link itself. This only happens when you actively generate and share the link.

Like most websites, the Site and the third-party services embedded in it automatically receive certain technical information when you visit. This may include:

• Your IP address, which is used in part to approximate your general location
• Browser type and version, operating system, and device type
• The pages you view on the Site, the time spent on them, and the order visited
• The referring website or search engine that sent you here
• Screen resolution and language settings

We use this information in aggregate to understand which calculators and articles are useful, to identify pages that are broken or slow, and to decide what to write next. We do not attempt to identify individual visitors from it.

A cookie is a small text file stored on your device by your browser. The Site uses cookies and similar technologies such as local storage in the following categories:

• Strictly necessary storage. We store your cookie consent choice in your browser’s local storage under the key cookie-consent so the consent banner does not reappear on every page. This never leaves your device.
• Analytics cookies. Set by Google Analytics to distinguish visitors and sessions and to compile aggregate usage reports.
• Advertising cookies. Set by Google AdSense and its partners to serve, limit the repetition of, and measure the performance of advertisements, and in some cases to personalize them.

The consent banner shown on your first visit controls two separate things, and we want to be precise about which:

• Google Analytics is loaded only if you accept. If you decline, or if you never answer the banner, no analytics script runs and no analytics cookie is set.
• Advertising is shown either way, because it is what funds the site. What your choice controls is personalization: accept and ads may be personalized using Google’s advertising cookies; decline, or leave the banner unanswered, and ads are requested as non-personalized. Non-personalized ads still use a cookie for frequency capping and fraud prevention, but not to build an interest profile of you.

You can change your mind at any time by clearing your browser’s site data for usmortgagecalc.com, which resets the banner, and the new choice applies to ads loaded from that point on.

You can also block or delete cookies through your browser settings. Doing so will not break the calculator, since it does not rely on cookies to function.

This Site is supported by advertising. Displaying ads is what keeps the calculators free to use, and this section describes how that advertising works.

• Third-party vendors, including Google, use cookies to serve ads based on your prior visits to this Site and other sites on the internet.
• Google’s use of advertising cookies enables it and its partners to serve ads to you based on your visit to this Site and/or other sites on the internet.
• You may opt out of personalized advertising by visiting Google Ads Settings. You will still see ads, but they will not be personalized based on your browsing history.
• You can opt out of personalized advertising from many other participating vendors at aboutads.info/choices or optout.networkadvertising.org.
• Third-party ad networks may place and read their own cookies, web beacons and similar technologies. Their practices are governed by their own privacy policies, not this one, and we do not control the information they collect.

Advertisements are supplied by an ad network and are not endorsements. We do not select individual advertisers, we receive no compensation for recommending any specific lender or financial institution, and the presence of an advertisement does not indicate that we have reviewed or vouch for the advertiser. Editorial content on this Site is written independently of any advertising relationship.

The Site uses Google Analytics to measure traffic and understand which content is useful. Google Analytics sets cookies that collect the technical information described in section 3 and reports it to us in aggregate form. We do not have access to any data that identifies you personally through this service.

We also use Vercel Analytics, a privacy-oriented measurement tool provided by our hosting platform that records aggregate page view counts and performance metrics without using cookies or building cross-site visitor profiles.

You can prevent Google Analytics from collecting data by declining cookies on this Site, by installing the Google Analytics opt-out browser add-on, or by blocking cookies in your browser.

The Site is hosted on Vercel. As with any web host, Vercel’s servers process standard request data, including IP addresses, in order to deliver pages to you and to protect the service from abuse. We use the following third-party processors:

• Vercel Inc. — hosting, content delivery and aggregate analytics
• Google LLC — Google Analytics and Google AdSense

If you contact us at devscriptify@gmail.com, we receive your email address, your message, and anything else you choose to include. We use it solely to respond to you and retain the correspondence only as long as needed for that purpose. We do not add you to a mailing list, and we do not sell or share your email address.

Please do not send sensitive personal or financial information such as Social Security numbers, account numbers or full financial statements by email. We do not need it, and email is not a secure channel.

We do not sell personal information, and we do not share it with lenders, mortgage brokers, lead generation companies or data brokers. This Site does not generate or sell mortgage leads. The only sharing that occurs is with the service providers listed in section 7, for the purposes described in this policy.

If you are in the EEA or UK (GDPR). You have the right to access, correct, delete, restrict or object to processing of your personal data, and the right to data portability. Where processing is based on consent, such as advertising and analytics cookies, you may withdraw that consent at any time by clearing your site data. You also have the right to lodge a complaint with your national data protection authority.

If you are a California resident (CCPA/CPRA). You have the right to know what personal information is collected and how it is used, to request deletion, to correct inaccurate information, and to opt out of the sale or sharing of personal information. As stated above, we do not sell personal information. Exercising these rights will not result in discriminatory treatment.

To make any request under this section, email devscriptify@gmail.com with a description of what you are asking for. Because we do not maintain accounts, we may need additional information to identify data relating to you, and in many cases we will not hold any.

The Site is intended for adults researching mortgages and home purchases. It is not directed at children under 13, and we do not knowingly collect personal information from children. If you believe a child has provided personal information, email devscriptify@gmail.com and we will delete it.

The Site is served over HTTPS, so traffic between your browser and our host is encrypted. Because we do not operate a user database or collect calculator inputs, there is very little data about you for us to hold, which is itself the strongest protection we can offer. No method of transmission over the internet is completely secure, and we cannot guarantee absolute security.

Analytics data is retained according to Google’s configured retention period. Email correspondence is retained only as long as needed to handle your enquiry.

The Site is operated with a United States audience in mind and is hosted on infrastructure that may process data in the United States and other countries. If you access the Site from outside the United States, you understand that your information may be transferred to and processed in jurisdictions with different data protection laws than your own.

The Site links to external resources such as HUD, the VA, the CFPB and the Census Bureau, and displays advertisements that link to third-party sites. We are not responsible for the privacy practices or content of any external site. Review the privacy policy of any site you visit from here.

We may update this policy to reflect changes to the Site, to the services we use, or to applicable law. The revision date at the top of this page always reflects the current version. Material changes will be reflected in that date, and continued use of the Site after an update constitutes acceptance of the revised policy.
